Timing your buyer's inspection
Most Oklahoma purchase contracts give buyers a limited inspection or option period, so it pays to schedule early. Call us as soon as your offer is accepted. We will work with your schedule and your agent's, and deliver your digital report within 24 hours of the inspection so you have time to decide on next steps before your deadline.
What to expect on inspection day
A typical pre-purchase inspection walks through the entire home, inside and out. We evaluate the roof, siding and exterior, the structure and foundation, electrical, plumbing, heating and cooling systems, the attic and insulation, and the interior. We encourage buyers to attend, ask questions and see any findings for themselves.
Many buyers add a termite (WDO) inspection or thermal imaging to their pre-purchase inspection. A termite inspection is often requested by lenders, and thermal imaging can reveal hidden moisture and missing insulation that the eye cannot see.
How to use your inspection report
Your report separates safety concerns and major defects from routine maintenance items. Share it with your real estate agent to decide what to ask the seller to repair or credit. Not every item needs to be negotiated; we help you understand which findings matter most so you can focus on what is important.
