New Construction Inspections
A new construction inspection makes sure your newly built home was completed to a high standard. Even the best builders work with many subcontractors on tight schedules, and mistakes happen. Green Country Inspections helps new home owners in Tulsa and Northeast Oklahoma catch those problems early, while the builder is still responsible for fixing them.
With years of hands-on construction experience, we know what quality workmanship looks like and where shortcuts are most often taken.
Do new homes need an inspection?
Yes. A new home has not yet been lived in, so some problems only show up after the first seasons of heating, cooling and rain. Others are hidden in the attic, behind panels or under the house where most owners never look. An independent inspection gives you a clear list of items to bring to your builder, backed by a professional report.
11-month builder warranty inspection
Most new homes come with a one-year builder warranty. We recommend scheduling your warranty inspection at least one month before the one-year warranty expires, because the builder may be responsible for repairing the defects we find. Waiting until after the warranty ends can leave you paying for those repairs yourself.
During a warranty inspection we look for issues such as:
- Roofing, flashing and gutter problems
- Grading and drainage that sends water toward the foundation
- Foundation and framing concerns, cracks and settlement
- Electrical issues, missing safety devices and loose fixtures
- Plumbing leaks and drainage problems
- Heating and cooling performance and ductwork
- Attic insulation and ventilation gaps
- Doors, windows and interior finish defects
Your report for the builder
You receive a comprehensive digital report within 24 hours. It documents each item clearly, so you can submit it to your builder's warranty department and track repairs. If you would like us to come back and confirm repairs were completed, a re-inspection is available.
Thermal imaging is a useful add-on for new homes: it can reveal missing insulation and hidden moisture inside walls and ceilings. See our termite and thermal imaging page for details.
New home inspections across Northeast Oklahoma
Fast-growing communities such as Owasso, Broken Arrow, Claremore and the suburbs of Tulsa have many new subdivisions, and we inspect new homes throughout our service area.
